Bien Cadré gathers, for a French address, what public data says about it: the
hazards on record, the actual sale prices nearby, the zoning of the planning
document and the municipality's figures. To read before the viewing, not after
the contract.
FOUR READINGS OF ONE ADDRESS
Type an address, or tap "Near me". The app resolves the land parcel, then
queries four public sources and lays out their answers in four collapsible
sections. Every figure carries its source and its vintage.
THE SALES, AS THEY WERE PUBLISHED
Median and quartile prices per square metre, separately for flats and houses,
from the transfers published by the DGFiP — the French tax administration. A
bar places the median inside the range: you see at once whether the market is
tight or spread out. The list of the twenty nearest sales gives floor area,
rooms, date and street. Radius and period are adjustable — 250 m to 2 km, 12 to
60 months — and the sample changes with them.
WHAT THE PLANNING DOCUMENT SAYS
The parcel's zoning with its code and wording, the document's date of validity,
the easements and requirements filed with the Géoportail de l'Urbanisme. On the
map, the outline of the zone is drawn around the place.
THE HAZARDS, NOT TURNED INTO A SCORE
The hazards listed by Géorisques at the address point, grouped by what the
source actually says: affected, not affected, not documented. No severity
colour, no rating: Géorisques publishes regulatory statuses, not a judgement.
"Not documented" means the municipality is affected but the source does not
reach that address — not that the risk is ruled out.
THE MUNICIPALITY
Municipal population for the census vintage, one-year inflation and the price
index published by INSEE. The index is national: the app says so, rather than
letting it pass for a local measure.
THE MAP
Nearby sales as pins carrying their price per square metre; when grouped, the
pin shows how many and their median. Géorisques hazard layers — clay soils,
radon, earthquake, rising groundwater — overlay the map, and so does the
planning zone outline.
COMPARE, AND TAKE IT WITH YOU
Two saved places sit side by side on three rows. And a two-page viewing brief
exports as a PDF, with the sources and the limits of each, to prepare the
questions worth asking on site.
NO ACCOUNT, NO TRACKER
No sign-up, no email address, no password. No analytics, no advertising, no
tracker. Your saved places stay on the device and sync to your private iCloud
space if you are signed in, which the developer cannot access. Location is
optional: declining closes nothing, everything works on an address you type.
WHAT THE APP DOES NOT PROMISE
Bien Cadré is published by no administration and issues no legally binding
document. The état des risques — the statutory risk statement given to a buyer
or tenant — is generated on ERRIAL and completed by the seller or landlord; the
binding planning document is consulted at the town hall. DVF sales cover
neither Alsace, Moselle nor Mayotte. A past sale price is not a valuation.
Zoning exists only where the municipality has filed its document. No legal,
financial or property advice.
