Property inspection reports
We lost a deposit dispute because we had no proof whatsoever. So we built HomeCheck, the record that ends that argument.
We lost a deposit dispute because we had no proof whatsoever. Our word against theirs, and theirs won because they had a story and we had nothing. No photos worth looking at. No dates. No record either of us could point to.
That is the entire reason HomeCheck exists.
HomeCheck is a video walkthrough app that turns a ten-minute recording into a timestamped, tamper-proof condition report. Record a property when you move in. Record it again when you move out. HomeCheck compares the two and shows exactly what changed, when, and what it is worth.
We are a small team building this because we lived the problem, two people who got burned once and decided nobody else should have to argue without proof.
How it works
Walk through the property, room by room. HomeCheck guides you, every room, every angle, nothing missed. Once you are done, the recording is sealed. Nobody can edit it afterwards. Not the landlord, not the tenant, not us.
Every item in the video gets matched, priced, and logged automatically. A blue vase becomes "Blue decorative vase, good condition, £20." A monitor becomes a monitor, with a value attached. No typing out an inventory by hand.
When it is time to move out, record again. HomeCheck lays the two recordings side by side and flags what is different. Fair wear and tear gets separated from actual damage. The report that comes out the other end is formatted for UK deposit scheme submissions and Irish RTB standards, ready to send. You can either see the report in our dedicated portal or in the app.
What is in the report
- A sealed, timestamped video record for every room.
- A cryptographic hash on every clip, so nothing can be swapped or altered after the fact.
- Automatic item matching and condition scoring.
- A side-by-side comparison between check-in and check-out with depreciation values per item.
- A running timeline of every inspection across every tenancy at that property.
- An export ready for deposit scheme and RTB submissions.
Who it is for
- Tenants get a record of what the property looked like before they moved a single box in, so if a dispute happens, the evidence already exists.
- Landlords get a documented condition history for every property, every tenancy, without relying on memory or a notepad.
- Property managers get one consistent process across a whole portfolio, instead of every inspection looking different depending on who did it.
One report reaches all of them at once. That is the point. Nobody has to take anyone's word for anything, because the record already says what happened.
Why sealed matters
A report you can edit is not evidence. It is a claim. HomeCheck reports are sealed the moment they are complete, verified, timestamped, and locked. If it says the ceiling was undamaged on the 14th of July 2025, that is because it was, and there is a video that proves it.
Pricing
- Starter is $19 a month, for up to three properties, with full comparison reports and RTB-ready exports.
- Professional is $49 a month, for up to fifteen properties, with priority support.
- Agency is $149 a month, for unlimited properties, team access, and portfolio-level reporting.
No long-term contract. Cancel any time.
We built HomeCheck because we needed it and it did not exist. If you have ever lost an argument you should have won because you had no proof, this is for you.
We hope you like it and use it!
Thanks.
