Victorian rental law puts real obligations on tenants — and most tenants don't learn what those obligations are until something goes wrong. TenantEvidence is a tool for renters to use from day one of a tenancy: stay aware of what's expected, collect the evidence as you go, and have it ready when you need it. Built after a 19-month dispute taught me the hard way.

WHAT IT DOES

• Document issues as they happen — capture photos with timestamp, log descriptions, track resolution status
• Draft maintenance request emails — generated from your evidence, citing the right sections of the Residential Tenancies Act 1997 (Vic)
• Generate formal breach notices — when landlords ignore their duty to maintain, get a properly-formatted notice ready to send
• Prepare evidence bundles for RDRV and VCAT — export a single PDF, chronologically ordered, timestamped, photo-embedded. Most Victorian rental disputes about bonds, compensation, rent increases and repairs go through Rental Dispute Resolution Victoria (RDRV) before VCAT — TenantEvidence helps you prepare for both.
• Respond to extension applications — draft a formal objection when the other side asks VCAT to extend a deadline past its statutory limit
• Follow-up drafting — structured reminders when an earlier request has been ignored

WHO IT'S FOR

Victorian renters who want to understand their obligations and document their tenancy properly — from move-in through repairs, communication, bond, and any disputes that arise. Built around the Residential Tenancies Act 1997 (Vic), the RDRV pre-VCAT process, and the VCAT process when escalation is needed.
