• Your tenant photographs the fault in the app, and AI reads it in seconds, names the likely problem, sets urgency from P1 to P4 and prices three fix options in Australian dollars • The job posts to the tradie marketplace already filled in, and tradies quote from your tenant's actual photos • You counter, you accept, and the money is authorised on your card and held by Stripe until sign off • The tradie offers a time, your tenant picks it, and the three of you are in one thread • No tradie is paid until an after photo of the finished work is on the job • Funds release 7 days after the job is marked complete, unless you dispute

THE TRADIE SIDE IS A REAL APP

Tradies see jobs near them and quote for free. No lead fees, no subscription. They are verified before their quotes go live: photo ID checked, ABN verified against the Australian Business Register, bank payouts switched on. LORDLY takes 5 percent of the accepted quote out of the tradie's payout.

THE AI, AND WHERE IT STOPS

AI diagnosis is free for every tenant on every plan. On Standard and above you can also switch on the LORDLY maintenance agent, which posts the job, compares the quotes, accepts inside the cap you set, checks the before and after photos and releases the money. It ships switched off. Nothing happens until you turn it on, record spending authority and set a cap. The Free and Solo plans do not include the maintenance agent at all.

RENT, CHASED NOT FORGOTTEN

• BECS direct debit through Stripe. Only your tenant can switch automatic debits on, never you, and it starts off • Rent goes to your own Stripe payout account, which you connect first. LORDLY takes no fee out of rent • Reminders before the due date, overdue marked nightly, arrears chased after it, failed debits retried twice • A live ledger and receipts, exported as PDF or CSV
