Zitlin

Zitlin is a hotel and restaurant management system built for independent properties — hotels, guesthouses, serviced apartments, B&Bs, and short-term rental operators managing multiple units across India, Sri Lanka, Nepal, Bangladesh, Southeast Asia and Europe.

Running since 2020, Zitlin replaces the combination of Excel sheets, WhatsApp confirmations, and handwritten registers that most small and mid-size properties still rely on. Everything — front desk, reservations, restaurant orders, invoicing, and OTA availability — runs from one system.

FRONT DESK AND RESERVATIONS Create a reservation in under 30 seconds. Assign rooms, record advance deposits, manage check-ins and check-outs, and handle walk-ins without touching paper. The booking calendar shows all rooms and all dates at a glance. Occupancy is visible across every room type, every day.

For multi-property operators managing 10, 20, or 30 separate apartments or units, Zitlin consolidates everything into one calendar view. No switching between listings. No cross-referencing spreadsheets.

RESTAURANT AND ROOM SERVICE The restaurant module is built into the same system — no separate app, no separate login. Take table orders, manage kitchen tickets, apply item-level discounts, split bills by cover, and attach room service charges directly to a guest's folio. The final invoice at checkout combines accommodation and food charges automatically.

This is useful for hotels with in-house dining, B&Bs with breakfast service, and serviced apartment complexes with a café or kitchen. Having accommodation and food in one folio eliminates the reconciliation work that separate systems create.

INVOICING — GST, VAT, AND NON-GST Zitlin generates tax-compliant invoices automatically. For Indian properties, GST is calculated per the room tariff slab — 0% below ₹1,000, 5% for ₹1,001 to ₹7,500, and 18% above ₹7,500. The correct rate is applied based on each room's declared tariff. No manual selection per booking.

Properties not registered for GST generate clean invoices without GST fields. Update your registration status once in settings — all future invoices reflect the change automatically. Multi-country tax support covers VAT for Sri Lanka, Nepal, Bangladesh, and Southeast Asian markets.

Advance deposits are recorded without GST. The final folio invoice at checkout carries the correct tax calculation. Cancellation charges are taxed at the same rate as the original booking.

DIRECT BOOKING ENGINE A 0% commission booking page per property. Guests book directly. Reservations land in Zitlin, availability updates, and connected OTA calendars sync. No commission on direct bookings.

PAYMENTS — UPI, QR, AND DIGITAL Accept UPI, QR codes (UPI / VietQR / QRIS / DuitNow / ThaiQR / SGQR / QR Ph / SEPA), card, and cash. Record payment method per transaction. Split settlements across multiple payment types on a single folio.

HOURLY AND DAY-USE BOOKINGS Zitlin supports hourly and day-use bookings — uncommon in most PMS software. GST for hourly stays is calculated on the equivalent nightly tariff, not the hourly charge, in line with Indian GST rules.

PAPERLESS OPERATIONS Send invoices and booking confirmations by email. Guest records, folios, payment history, and invoices are searchable from any device. No printed registers. No handwritten bills.

DATA HOSTED IN THE NETHERLANDS All data is stored on servers in the Netherlands under EU data protection standards — relevant for properties processing international guest data or working with European travel agencies and OTAs.
