WHY METRIQUE

Around any construction project, there are countless Excel templates, spreadsheets and rules of thumb. metrique bundles the most common calculations into a single app that consistently works with the same project data: parcel, full storeys, building height, floor area or building mass ratio, construction costs and land price are entered once and flow automatically into every module.

MODULES AT A GLANCE

• Construction Costs Volume-based cost estimation (CHF/m³) that takes attic and basement shares into account, with separate rates for new builds and renovations. Based on the project parameters (parcel, storeys, height) and the floor area or building mass ratio.

• Fees Fee calculation based on construction costs, with degree of difficulty, partial-services share, adjustment factor and hourly rate. Delivers base factor, hours required and total fee in a single view.

• Gross Yield Yield analysis from investment costs (land + construction) and rental income – ideal for an initial assessment of investment properties and development projects.

• Cost Rent Calculation of cost-covering rent from asset value, capital costs, maintenance and ancillary costs. Useful for housing cooperatives, municipal developers and cost-rent models.

• Mortgage & Affordability Affordability calculation with imputed interest rate, amortization and ancillary costs. Check in seconds whether a property is financeable.

• SIA 416 – Areas Structured area calculation per SIA 416: GF, NGF, KF, NF, HNF, NNF, VF and FF – with automatic validation of area balances and key ratios such as NGF/GF and HNF/NGF.

PROJECTS, NOT ONE-OFF CALCULATIONS

Every calculation belongs to a project. Construction costs from the cost module are automatically used in the fees, yield and cost-rent modules. Project overrides let you replace individual values in a targeted way without losing the underlying basis. Everything stays consistent – and traceable.

PDF EXPORT

All project data and module results can be exported as a structured PDF – for your records, for communication with the building owner, or as supporting documentation for your project files.

ABOUT THE MAKERS

metrique is a side project of architecture office PO4. We built the app to make calculations and metrics around construction – from construction costs and fees to area calculations – more accessible and easier to understand. The app is being continuously developed.
