Evolve Owner

Alarming amount of bugs almost like this was not qa tested and just yeeted into production. Nearly every time i use the app i have to login again because it either endlessly spooks or prompts me to log in from scratch. Not by design

I have been using EVOLVE for over three years and, unfortunately, my recent experience has been very disappointing. EVOLVE markets itself as a vacation rental management company, but in my experience they function more as an advertising platform, with property owners left to deal with many issues on their own. The problem arose when I set a custom six-night minimum stay requirement for the Fourth of July holiday period several months in advance. Despite those settings, a guest was able to book only four nights. When I contacted EVOLVE, I was informed that the reservation fell partially outside the custom minimum-stay window due to how their system interpreted the dates. Rather than acknowledging what appears to be a flaw in their booking system and working toward a reasonable resolution, I was told that canceling the reservation would cost me $500. As a property owner, it’s frustrating to be held financially responsible for a booking that contradicts the settings I intentionally established months earlier. I expected better support and more accountability from a company that claims to help owners manage their rentals. After more than three years as a customer, this experience has significantly reduced my confidence in the platform.
