Roomscout: Apartment Checklist

Only ten minutes to view a rental apartment? Roomscout checks a room with your phone's sensors: noise, light, Wi-Fi and cell signal, the direction a window faces and how level the floor is. You also check off a list, take photos and note the rent. Then compare places side by side. For rooms, apartments and houses to rent. No account needed; places, photos and measurements stay on your phone.

Measure the place during the tour
• Noise (decibels): a 30-second, 2-minute or 5-minute run shows the average, the “Quiet floor” (a low, steady level) and the peak; no sound is ever saved or sent
• Light: measure at the window, room center, desk or bed, with the time of day
• Signal: the Wi-Fi you are connected to (dBm, band, link speed) and cell signal at each spot (bed, desk, bathroom); the weakest spot is marked
• Window direction: a compass shows which way a window or balcony faces; a west-facing room usually gets strong afternoon sun
• Floor tilt: lay the phone flat to see whether the floor slopes
• Every number is an estimate, for reference and for comparing places measured with one phone; Roomscout is not a professional instrument

Checklist for the tour
• More than 20 items and questions: water pressure, outlets, circuit breaker, door and window locks, fire exit, fire extinguisher, damp and mold, odors
• Answer “Yes”, “No” or “Unsure” on each check item, with a note and photos; key items (circuit breaker, locks, fire exit, damp; for houses also roof leaks) answered “No” get a flag
• Landlord questions (deposit, bills, repairs, notice) take a typed answer; house rules such as visitors and pets are Yes/No/Unsure items; hide or add items
• On the comparison screen, an “Ask again” list collects the items marked “Unsure” and the landlord questions still open; it is also in the comparison PDF and shared text

Rent and monthly cost
• Enter rent, security deposit, electricity and water prices, internet, parking, building fee and lease length; Roomscout adds up a monthly cost from your numbers, including the electricity and water use you expect

Compare and share
• Pick 2 or 3 places and read a day or night comparison: cost, noise, light, signal, direction, checklist and red flags
• The best value in each numeric row is marked where one place clearly wins; a place that was not measured shows “Not measured”, never a zero; there is no overall score
• Export a PDF report of one place or of the comparison and share it from the share menu (email, messaging apps)
• Schedule a viewing and, for places marked “To view”, get a reminder (60 minutes before by default, Settings > Reminders); the app asks for notification permission when you save the time, and the notification shows only the place name and start time, never the address, price or phone
• Back up to a zip file with photos and restore it on a new device

Privacy and ads
• Roomscout has no server of its own, needs no account and has no rental listings
• The microphone is used only during a noise measurement, to work out a level, and the camera only when you take a photo; no audio file is written and nothing is sent
• No location permission: the address is text you type and the map button opens your own maps app
• The app shows Google AdMob ads: an ad card in the list, banners, and an occasional full-screen ad after you save a visit or close a comparison
• The first two PDF exports are free; after that, exporting a PDF needs a short video ad, which unlocks it for 24 hours; sharing as text stays free
• No ad appears during a measurement; in some regions the app asks for your choice first
• Ads may use your advertising ID, approximate location from your IP address and device information; where available, see Settings > Privacy > Ad choices
