Smart Turnover: Inspection Log

Smart Turnover is the rental inspection app and move-in / move-out checklist for landlords and property managers. Walk the unit room by room, photograph what matters, and both sides sign — so months later you can show exactly what the place looked like on the day they moved in, and on the day they left.

📸 PHOTO PROOF, ROOM BY ROOM
• A move-in and a move-out walkthrough for every tenancy
• Photos and video on any item, taken on the day by the person standing there
• Signatures captured in the app, not scribbled on a printout
• Your own standard checks added to every walkthrough automatically

🔍 A SIDE-BY-SIDE COMPARISON
• Move-out sits beside move-in, item by item, with both sets of photos
• Every row shows what it was rated last time, so nothing is missed
• Repairs you made during the tenancy are recorded beside the damage
• Wear and tear stays separate from damage somebody has to pay for

💵 SECURITY DEPOSIT STATEMENTS THAT HOLD UP
• Deductions priced from your own repair price list, not from a guess
• A deposit statement and a damage report as PDFs, with before and after photos
• The deposit deadline tracked per turnover and chased before it passes
• Everything dated, signed and stored, in case it is ever questioned

📴 BUILT FOR A REAL WALKTHROUGH
Basements, empty units with the power off, buildings with no signal — it all works offline. Everything is recorded on the phone and uploads when you next have Wi-Fi. Nothing waits on a connection.

👤 TENANTS DON'T NEED AN ACCOUNT
Send a walkthrough code. The tenant opens it, records their own view of the unit, signs, and is done. No sign-up, nothing to install if they would rather use a browser.

🧹 YOUR PROCESS, NOT OURS
• Your own cleaning checklist, printable for a tenant without a phone
• Your own move-in deadline and your own repair prices
• Property templates, so a unit you have turned over before starts half filled in
• Rooms and items you set up once and reuse everywhere

✨ ALSO INCLUDED
• Create turnovers on smartturnover.com and they arrive on the phone
• Finished reports go back up on their own
• Email any inspection as a PDF straight from the phone
• A full history of everything that happened on a turnover
• Your own logo on tenant documents

Free to download. What an account includes — turnovers a month, video as well as photographs, storage, your own logo — depends on the plan its owner has chosen.

Whether you manage one duplex or two hundred units, Smart Turnover turns the rental inspection, the move-out walkthrough and the security deposit statement into one record you can stand behind.
