The application is software dedicated to analyzing and simulating typical financial transactions related to retail lending and personal investments. The project was created with the goal of providing users with a practical, accessible, and privacy-friendly tool.
Main Features
The application is divided into four distinct operating areas.
The first concerns mortgages and loans: the application allows for the calculation of periodic payments, the generation of the complete amortization plan, and the determination of the nominal annual interest rate (TAN) and the effective annual percentage rate (APR), the latter being particularly important for a comparative assessment of the effective cost of credit.
The second area is dedicated to leasing: the application develops the contract amortization plan and calculates the final redemption value, allowing the user to accurately assess the overall outlay of the transaction at different time points.
The third area covers investments, with a specific focus on BTPs (Buoni del Tesoro Poliennali): it is possible to calculate the effective net return, taking into account applicable taxes, to support portfolio valuations.
The fourth area provides direct access to the main market reference rates: IRS (Interest Rate Swap), Euribor, SOFR, and the Euro/USD exchange rate, via updated links to external sources. This section is particularly useful for contextualizing simulations within the current interest rate landscape and supporting comparative analyses.
Data Management and Privacy
A distinctive feature of the application is its confidentiality-oriented architecture. All data entered and the generated amortization plans are managed exclusively locally, on the user's device. No information is transmitted or stored on remote servers. The application also allows you to save, archive, and forward the developed plans, ensuring operational continuity without sacrificing the protection of the simulations performed.
