Check any UK home before you view it. Enter an address or listing link for a free report: fair price range, flood risk, EPC, schools, broadband and red flags.

NewHomeCheck is an app for people buying a home in the UK. Enter a property's address, postcode or listing link, and the app creates a report on that home from public records, so you can decide whether to view it and what to offer.

HOW TO USE THE APP

1. Sign in with Apple, Google or a 6-digit code sent to your email.
2. On the Home tab, type an address or postcode and pick it from the suggestions, then tap Get my buyer report.
3. Open the report to see the home's score, its verdict and the details below.
4. Find all your reports in the Reports tab, and use the Compare tab to put two homes side by side.

CHECK A LISTING Tap Browse listings, or paste a link to a home for sale on a UK property website. The listing opens inside the app. Tap Check this home: the app reads the advert on your phone, finds the exact property from public records, or lets you choose it from the homes on the street, and runs its report.

WHAT EACH REPORT INCLUDES • Attractiveness Ratio™: a score out of 100 that combines price, safety, schools, energy efficiency, flood risk and broadband • Verdict: Worth viewing, Investigate first or High risk, with the reasons behind it • Valuation: the asking price, our estimated value, a fair price range, the floor area and the price per square metre • Red flags and what's working: the points to check before you view, and the home's strengths • The record: EPC energy rating, flood risk, council tax band and broadband speed • Schools: the schools within a mile, and the nearest good school • Sales history: the home's previous sale dates and prices • Score breakdown: how the home scores on each part of the rating

ON IPHONE AND IPAD On iPad, your reports list sits beside the report you're reading.

YOUR ACCOUNT The Account tab shows how many free reports you have left this month. You can also sign out there, or delete your account and its data.

WHO IT IS FOR Anyone buying a home in the UK who wants to check a property before booking a viewing or making an offer. Coverage is best in England, and some data, such as flood risk, isn't available everywhere.

GOOD TO KNOW • You need an account to run and save reports. • Standard reports are free within a monthly allowance. • Reports are based on public records. They are not a RICS valuation, a survey, or legal or financial advice, and they can't show a home's physical condition.
