Objekatus is your own property management in your pocket. You manage your rental properties entirely yourself, from tenants and receipts to the finished statement and your taxes. No complicated management software, no additional account.

Everything stays on your device and, optionally, in your private iCloud. No server, no tracking, no sharing. If you like, lock the app with Face ID, Touch ID or your device passcode, and Settings honestly show whether iCloud sync is active and when it last synced.

EVERYTHING ABOUT YOUR PROPERTIES Create your buildings and apartments, record tenancies with their period, contracts, receipts and meter readings. Scan receipts by photo with text recognition. The dashboard shows deadlines, open arrears, liquidity and costs at a glance, and "What is missing?" points out gaps.

TRANSPARENT OPERATING-COST STATEMENTS Allocate costs by your allocation key (living area, occupants, consumption or units), cent-accurate and with a transparent formula for every line. Heating costs and the CO2 share come from your metering service's statement; consumption-based billing also works with your own meters and readings. Export the finished statement as PDF or CSV.

MAKE TAXES EASIER Objekatus prepares the German Anlage V tax schedule from your income and expenses, including a depreciation (AfA) assistant and the distribution of larger maintenance expenses per § 82b. As PDF or CSV for your tax return.

RENT AND DUNNING Rent increases, index and stepped rent including a ready-made letter. Payment reminders and dunning letters with deadlines and default interest as PDF. On request, the § 35a certificate for your tenants.

NEW: RENT PAYMENTS FROM YOUR BANK STATEMENT (BETA) Import your bank statement from online banking as a file (CAMT.053 or CSV). Objekatus compares the incoming payments locally with your tenancies and suggests which payment belongs to which tenant, most reliably via the stored payer IBAN. Only what you confirm is recorded; all other transactions are discarded and never stored. No bank connection, no credentials, just a file.

CONTRACTS AND PROTOCOLS Create leases and terminations from your data, sign directly on the device and file them as PDF. A handover protocol for move-in and move-out is included.

DEADLINES THAT REMIND YOU Local reminders for the 12-month billing deadline, termination deadlines, open receipts and the annual meter reading. All on your device only.

RENTED CONDOMINIUM For a rented condominium, capture the HOA (WEG) annual statement and split it into apportionable, deductible and reserve.

ONE SUBSCRIPTION FOR YOUR WHOLE PORTFOLIO Recording and viewing is free, and you can try everything on the included sample data. For the full statement, exports and the Anlage V you unlock your portfolio with a subscription. The tier is based on the total number of your units, monthly or yearly. If your portfolio grows, the app guides you to the matching tier. If you sell a property, archive it and downgrade.
