WHAT IT DOES • Pick your state — choose the property's state and the app applies that jurisdiction's notice rules: the required day count, whether the breach is curable, the governing statute, and the essential fine print (business-vs-calendar days, grace periods, lease overrides, and just-cause limits). • Conversational case setup — answer a few plain-English questions by voice or typing and the app builds your case, picks the right notice type, and computes your deadlines. • Notice generation — produces a correctly addressed Notice to Quit PDF from your case data, with the day count and statute for your selected state. Nothing to fill in by hand. • Certified mail, in-app — connects to your own Lob account to print and mail notices via USPS Certified Mail with electronic return receipt. No post office visits. • Evidence locker — scan or import your lease, rent ledger, prior notices, texts, and damage photos. On-device OCR (no internet required) reads text; tagging a scan as "Lease" auto-extracts rent, address, and dates to prefill your case. • Court packet — assembles all evidence into a single page-numbered PDF ready to hand the court. • Timeline & deadline tracker — step-by-step view of where each case stands: notice → filing → hearing → judgment → order for possession.

STATE COVERAGE Notice day-counts, curable status, and statute citations are drawn from researched rules for all 50 states and D.C. and are selected by the property's state you choose. Some states (for example CA, OR, WA, DC, NJ, NY, CO, NH) bar or heavily limit no-cause termination — the app surfaces that note for your state. The step-by-step court-filing walkthrough and bundled court directory are written from Pennsylvania (Magisterial District Court) practice as a worked example; court names, forms, and fees differ by state, so confirm local procedure with your court.

PRIVACY Case data stays on your device. OCR and speech recognition run entirely on-device. The only outbound connection is to api.lob.com — only when you choose to send certified mail through your own Lob account.
