Grove's Expense Manager

Grove's Expense Manager is a local-first personal finance app for tracking everyday money, planning ahead, and understanding rental property performance. No account or sign-in is required.

TRACK YOUR MONEY • Manage cash, bank, credit card, savings, loan, wallet, and prepaid accounts. • Record income, expenses, transfers, split transactions, merchants, tags, notes, and receipt images. • Search and filter transactions by date, type, status, account, category, and more. • Import transactions from CSV, QIF, OFX, and QFX files, with duplicate review and import rollback.

PLAN WITH CLARITY • Create and edit budgets for overall spending or individual categories. • Schedule recurring income and expenses, with optional reminders and tools for posting items when due. • Track savings goals, debts, mortgage payments, and cash-flow plans. • Follow budget progress and receive warnings as spending approaches or exceeds a limit.

UNDERSTAND THE DETAILS • Review income, spending, cash flow, categories, merchants, account balances, and liquidity. • Use split-aware reports so mixed purchases are allocated correctly. • Check Data Health for balance mismatches, possible duplicates, uncategorized spending, stale pending items, and other issues.

RENTAL PROPERTY PLANNING • Track multiple rental properties, ownership share, purchase costs, valuations, mortgage balances, rent, and operating or capital costs. • Link transactions to rental income and expenses. • Compare actual performance with plans and explore yield, cash-on-cash return, break-even points, and next-year projections. • Configure general tax estimates and explicit deductions for planning purposes. These tools do not provide tax or filing advice.

YOUR DATA, YOUR CONTROL • Core manual tracking, CSV export, and JSON backup and restore remain free. • Your data is stored locally first, with optional iCloud sync and sharing features. • Protect access using Face ID, Touch ID, Optic ID, or your device passcode when available. • No ads, account, or sign-in required.
