It is a private, local-first companion for residents, dues, expenses and maintenance — every number, contact and decision on your own device, with no account, no sign-up and no cloud upload. The property management app keeps working offline at a basement inspection or a parking-lot walkthrough, and there is no third-party server holding resident phone numbers or repair invoices.

Every feature described below is unlocked only with an auto-renewable subscription purchased inside the app. New users receive a 3 day free trial; you may cancel anytime during the trial to avoid being charged.

Build a resident roster with units, contacts, vehicles and parking spots, then track dues and fees with a clean paid-and-unpaid view per unit. The expense tracker sorts utilities, repairs, salaries and supplies into monthly and yearly summaries so cash position is always clear. A maintenance log captures what was done, when, by whom and at what cost, with a photo of the repair or a vendor receipt grabbed from the camera. An issue tracker moves problems from report to assigned to resolved, and a document vault keeps contracts, minutes and invoices searchable. A dues tracker view shows the late payers without naming and shaming, and a per-unit history surfaces who has been quietly carrying the building.

Beyond the basics, Konap handles the awkward middle of running a building. Move-ins and move-outs roll a unit forward without losing the prior tenant tracker history. Vehicle and parking spot records mean security calls are answered in seconds. A vendor list with rates and notes turns next year's plumbing contract into a five-minute decision. The expense ledger handles split costs across two buildings so an electrician day-rate lands on the right ledger automatically. Annual reports rebuild last year's collections in one tap, ready for the next general assembly.

Multi-building support carries two or more properties in the same app, an announcement board pushes notices to all residents or one unit, and reminders nudge you before collections, inspections and renewals. Your account will be charged for renewal within 24 hours prior to the end of the current period. Manage or cancel your subscription and free-trial conversion in Settings > Apple ID after purchase. Any unused portion of the free-trial period will be forfeited when you purchase a subscription.
