WHAT IT'S BASED ON The calculation uses a simplified version of Ireland's Dwelling Energy Assessment Procedure (DEAP), the same methodology used by registered BER assessors. Default U-values come from Irish Building Regulations Technical Guidance Document L across all revision periods from pre-1978 to 2020+.

WHAT IT ISN'T This is an estimation tool, not an official BER certificate. For a legally valid BER for property sale, rental, or grant applications, you need a registered assessor — visit seai.ie/ber to find one.
