I’ve been an appraiser for many years and recently tried to renew my TOTAL membership with a la mode. Unfortunately, the pricing model seems completely disconnected from the reality many independent appraisers are facing today. I completed only a handful of appraisals this past year, yet the renewal price remains essentially the same as if I were running a full-time appraisal business. For low-volume or part-time appraisers, the cost of software plus required E&O insurance can easily exceed the income generated from a small number of reports. That makes the platform difficult to justify financially. I contacted support and asked about loyalty or low-volume discounts, but none were available. It’s disappointing because many professionals in this industry are working fewer assignments than in past years, and flexible pricing tiers would make a big difference. The software itself is capable and widely used, but the pricing structure does not seem to reflect the changing conditions of the appraisal profession. A more affordable low-volume tier for independent appraisers would go a long way toward maintaining goodwill with longtime users.

There is a known issue since the most recent update that the scan to sketch feature is not working properly. They don’t tell the users who are the recipients of gross inaccuracies in their sketch. If it was reliable, it’d be the best!

When I calculate the square feet using LiDAR I always get the wrong calculations. It’s usually off three or 4 feet. I would measure it with the ladder and then re-create the sketch manually and the square feet is always off. I believe it doesn’t round the LiDAR calculations accurately.
