However, widespread concerns include severe liquidity constraints, login/authentication challenges, unreliable support and verification, and usability issues in the app, which outweigh some positive aspects for most users.

Pros

Cons

Liquidity is a major issue: withdrawals are limited or require long waits, with difficult sale processes.

Navigation and UX problems: the app is hard to navigate, not well designed for iPad/iPhone, and login-related disruptions hamper use.

They make it so difficult to withdraw your money and close your account. I recommend just using a real brokerage and getting a real estate etf. This isn’t worth it.

Not very obvious on the buying side but when you go to exit your positions later just know that arrived charges a 2% transaction fee based on whatever price you sell at , so just know that every property you invest in at $10 a share that you’re going to immediately lose 2% back to the bank on the flip side . So you need it to appreciate at least 2% in value for you to break even . That being said they pay an okay dividend , there is a fund that is real estate debt paying at 8.1% but most of their other returns are maybe 4% , given that , the transaction fees they charge and relative illiquidity of being able to buy and sell (they only let you sell during specific windows , not all the time.) If you want same returns with less hassle I would look into REITs on the open market.
