OkTenant is a simple property management app that helps you easily manage tenant records.

How it Works
Step 1: Download OkTenant and sign up to get a login account.

Step 2: Setup your property by maintaining the details of the units (houses, apartments, shops, etc) in the property. E.g. the rent charges, the deposits required, service charge, cleaning fees, utility charges, etc.

Step 3: Add the details of your tenants. I.e. their names, units they occupy, their contact details, their balances / arrears, etc.

Once done, you'll be ready to begin using OkTenant to manage your records.


KEY FEATURES

Billing Categories
Create your own categories of items to bill and set the charges / billing frequencies. (E.g security fees, garbage fees, service charge, VAT, etc.)

For each category, OkTenant tracks the balance for each tenant and automatically updates / allocates payments to them in the order you specify.

Recording Payments
Record tenant payments using one simple, easy-to-use form.

Alternatively, link your bank account to OkTenant to have your records automatically updated whenever a payment is received.

Meter Readings
If you have items that you charge tenants based on units consumed (e.g. Water, Gas, Electricity, etc.), OkTenant will track previous readings, calculate units used / amount to charge, prepare the tenant invoices, etc.

Invoices
OkTenant prepares tenant invoices that show what each tenant's arrears b/f are, charges for the current period, the total payments expected, etc. The invoices can be downloaded for printing or sent via SMS / email.

Receipts
Instead of writing manual receipts, use OkTenant to prepare receipts that show how each payment was allocated. The receipts can be downloaded for printing or sent via SMS / email.

Multiple Properties
Manage multiple properties from one account. The properties' records are kept separate each with its own billing categories, settings, admins, etc.

Admins
Add admins and assign them admin rights to help you keep property records. Each admin gets their own login credentials and can download OkTenant / login on their own devices.

Expense Records
Record expenses to track how much you are making on each unit (house, apartment, shop, etc ) in your property. (E.g. repair costs, utility charges, salaries, etc.)

Balance Sheet / P&L Statements
OkTenant automatically prepares year-on-year balance sheets / income statements that are auto-update whenever a payment is recorded.

OkTenant is very easy to learn and use. Instructions, explanations and how-to guides are also provided as you use OkTenant.

Using a Computer
