Tenants should note:
- (Owner search) Understand the basic information of the owner. The owner's full name, transaction price and registration date of the property can be displayed in the owner's information.
- (Check the Haunted House) To check whether the unit is a haunted house, you can go through major haunted house websites and refer to the valuation of the unit by the bank. The rent of the haunted house can be discounted by up to 30% to 40%.
- (Percent Stamp) After the two parties discuss the details, the rent-free period and sign the lease, pay the "Percent Stamp Fee" to the Inland Revenue Department. The lease contract has no legal effect until it has been stamped.


Owners should note:
- (Prepayment of rent) The most effective way to prevent rent bullying is to collect half-year/one-year rent in one lump sum. Landlords can propose more favorable prices to attract tenants to pay multiple months’ rent in one lump sum.
- (Company Signing Lease Agreement) The procedures for setting up a company in Hong Kong are very simple. Zuba may use a shell company to sign a lease agreement. Once the rent is owed or the player disappears, the owner cannot be held accountable.
- (Check information) The landlord can ask the tenant to provide ID card, pay slip, credit report, and even past rent payment records to confirm that the other party is a person and has enough income to pay the rent.
- (Anti-bully Insurance) Owners can choose to purchase anti-rental insurance for the unit, so that they can recover rent arrears and repair the property when encountering rent-bullying.
