Mayhunt Portfolio is an offline workbench for property investors who keep their numbers in one place and model deals before they commit. Everything is calculated on your device from the figures you enter, and your data stays on the phone. The holdings register keeps each property with its purchase price, current valuation, outstanding mortgage, rent and running costs, and works out equity, loan-to-value, gross and net yield and monthly cashflow for every entry. The dashboard rolls the whole estate into a live overview of portfolio value, total equity, debt, blended yield, net monthly cashflow and occupancy, with an allocation view by type. The stamp duty tool breaks a UK residential purchase down band by band, with the additional-property surcharge and first-time-buyer relief, and shows the total and the effective rate. The yield analyser models a purchase from price, deposit, rent and costs to gross and net yield, cash-on-cash return and a clear verdict. The cashflow projector turns rent, mortgage, fees, maintenance and a void allowance into a twelve-month net position. The app is available in English and French.
