■ What are Zoning Areas?
Zoning areas are rules defined by the Urban Planning Act that specify "what kind of buildings can be built on a given piece of land." There are 13 types, from Category 1 Low-Rise Residential Zones to Industrial Zones, and building coverage ratios, floor area ratios, and types of buildings that can be built are determined for each area. This is a frequently tested topic in the Real Estate Transaction Specialist exam.
