THE CONTRACT COMES OUT READY — AND IS SIGNED ON YOUR CELL PHONE
• No Word template needed: using the registration data, the app writes the residential lease agreement in PDF format, with clauses from Law 8.245/91 reviewed by a lawyer.
• Before generating, it audits and shows what is null (penalty above 10%, interest above 1% per month, readjustment before 12 months) and what is missing — each finding with the relevant article of law.
• Landlord and tenant sign via a link, without installing anything, with a verification code sent by email — and the signed text is frozen.
• The signed entry inspection becomes an annex to the contract. Addendum and termination follow the same path — it only ends when both parties sign.
• With a guarantor, it registers marital status and spousal consent — without it, the guarantee is ineffective (Summary 332 of the STJ).
